A large amount of money was demanded as a
reforming charge.
(This case happened as one rented a house from a major
real estate agency for two years.)

When the lessees were moving out,
a deposit did not return to them.
In some case his real estate agency offsetted
it with so-called reforming charge. In other case,
they even demanded more than
the lessee had paid as a deposit.
The similar cases frequently occur.

	When a lessee reported an expiring date of the lease contract to his real estate agency, they said they would give a quotation for recovering to the status quo. After an estimate was made, a real estate agency told him that they wouldn't have to execute much construction work.
	Since the lesseee heard nothing from them, he finally called and was demanded Yen 348,075 as a reforming charge.
	Don't talk nonsense! Why did they charge an additional cost of Yen 48,075 in spite their lessee has already deposited Yen 300,000 when moved in?

In this case we suppose that the real estate agency perhaps took approximately Yen 110,000 as their commission. They seem to have been making a dishonest profit by taking such a kickback with no or partly construction work on their own.

Originally a deposit means the money which will be returned from a lessor to his lessee or from which he deduct to balance an account when the lessee falls behind in paying his rent.

You'd better think beforehand to avoid getting into such troubles.

Troubles with a deposit are continuously caused.
